Terms and Conditions
Each renter booking a stay at Rosies Place agrees to the following booking and cancellation conditions. Failure to comply with the rental conditions may lead to the immediate termination of the rental agreement without the renter being entitled to any financial reimbursement of the paid rent.
Rental Period
The rental period is determined by you based on availability, with a minimum of 4 nights. We do not have a fixed switch-over day on Saturdays. Your advantage: => comfortable check-in & check-out. Feel free to book a convenient weekly flight. The arrival and departure times can be set according to your flight or car departure.
Booking & Payment
You can request a reservation via the contact form. Your request will be answered within 24 hours based on the availability of Rosies Place. Each reservation will be confirmed by the landlord through a booking confirmation email upon receipt of the rental deposit (€300). The first 50% of the total rental amount must be paid within 7 days after receiving the booking confirmation. The remaining 50% of the total rental amount must be paid no later than 6 weeks before check-in. If payment is not made on time, the landlord is entitled to cancel the reservation and rent the property to another party.
Cancellation Policy
Cancellation by Renter
Cancellations must always be communicated via email to the landlord at rosiesplace@host.smoobu.com or via WhatsApp (0032 475 28 17 89). Within 24 hours, the landlord will send a confirmation of the cancellation receipt via email. The landlord will charge the following amounts based on the date of written cancellation by the renter: Cancellation more than 30 days before the start of the rental period: free of charge Cancellation less than 30 days before the start of the rental period: 100% of the rental price If the renter informs the landlord of no longer using the property on the start date or during the rental period, the renter remains obligated to pay the full rental price.
Cancellation by Landlord
Force Majeure Prior to Rental Period If circumstances/force majeure force the landlord to cancel the already booked rental period, the renter will be informed immediately. In this case, the landlord will refund the amount already paid by the renter within 48 hours of the notification. The renter has no further rights than to reclaim the amounts already paid and expressly waives any further claims. Force Majeure During Rental Period If force majeure occurs, preventing the renter from fully utilizing the property, the rental agreement will be considered terminated for the time already used, and the renter is entitled to a full refund of the rental amount paid.
Renter’s Liability
The main renter (i.e., the person who made the reservation) is liable for any damage caused by themselves, co-renters, or visitors, even if discovered after their departure. If the renter is not satisfied with the condition of the house upon arrival, they must immediately report this to the landlord, no later than 24 hours after arrival, using the contact number provided in the confirmation email. The renter must use the property responsibly and agree to leave it in the condition it was found.
Landlord’s Liability
The landlord accepts no liability for loss, theft, damage, or injury of any kind to renters of the holiday home.
Maximum Capacity
The maximum number of sleeping places in the holiday home is 4 beds. This number cannot be exceeded. In case of exceeding this limit, the rental agreement will be automatically considered terminated, and access to the holiday home will be denied without entitlement to a refund of the paid rental deposit.
Maintenance
The rented holiday home must always be left clean after the stay. This includes tidying up the house, putting everything back in place, emptying trash bins, cleaning counters, putting dishes away, leaving the bathroom clean, etc. In short, the holiday home must be left tidy (broom clean). If these conditions are flagrantly not followed, additional cleaning costs may be charged.
Deposit & Costs
To ensure the proper completion of the rental contract, the renter must pay a rental deposit. The deposit (€300) is completely separate from the rent to be paid. The deposit (possibly reduced by costs to be charged) will be refunded within 2 weeks after the rental period.
Practical Information
During the winter months, the property can be heated with the bifunctional air conditioning, which provides both heating in the winter and cooling in the summer.
Destination and Use
The property is exclusively intended for seasonal rental and private use. The renter may not use this property as their primary residence or deduct costs for professional purposes. The holiday home has 4 sleeping places, with facilities for up to 4 people, and it is not allowed to occupy the property with more than the stated maximum number of people.
Pets
Pets are not allowed.

Transfer and Subletting
The renter may not transfer their rights or sublet the property to third parties.
